What We’re Proposing

We are proposing two expansions to the existing Silvera Shawnessy Community building to provide a mix of Senior Independent Living units and Senior Supportive Living units. The proposal is intended to create a greater continuum of housing supports, services and care for residents, enabling seniors to "age in place" by staying within the Silvera Shawnessy Community as their needs evolve. 

To support the proposed change, the City of Calgary has approved a Land Use Change application and Silvera Shawnessy project team will be submitting a Development Permit application.

Existing Shawnessy Community building at 30 Shannon Place SW

Land Use Change - Approved

The City of Calgary Council approved a Land Use change application (sometimes referred to as “rezoning”) following a public hearing on September 13, 2022. The Land Use change transitions 30 Shannon Place SW from its previous Multi-Residential – Contextual Grade-Oriented [M-CG d44] District to a Multi-Residential – Contextual Medium Profile [M-C2] District. This land use change is required to enable our development vision.

Update: Floor Area Ratio Modifier

Over the past few months we have been speaking with neighbours about our proposal, and we heard some concerns that the Land Use change could potentially result in additional future development on this site. To alleviate these concerns Silvera has added a Floor Area Ratio (FAR) modifier to the Land Use District (commonly referred to as a “zone”) proposed for 30 Shannon Place SW.  

Floor Area Ratio is the relationship between a building's total usable floor area and the total area of the property on which the building stands, and is sometimes referred to as the “Building to Land” ratio.

As approved, the FAR modifier reduces the M-C2 Land Use District’s maximum Floor Area Ratio from 2.5 FAR to 1.2 FAR. This means that the City of Calgary could only approve a Development Permit for this site if the building’s total floor area remains less than 1.2 times the total area of the property. The Floor Area Ratio Modifier places limitations on future development, while still supporting Silvera’s plan to expand the Shawnessy Commons Seniors’ Community with two new wings.

 

Development Vision 

The proposed land use change supports two four-storey (16m) extensions to the existing community building, unlocking 100 new units for seniors. The proposed units will include Independent Senior Living units and Supportive Senior Living units, which will be offered under both market and affordable housing models.

This proposal is intended to create a greater continuum of housing supports, services and care for residents, enabling seniors to age in place by staying within the Silvera Shawnessy Community as their needs evolve.
